The challenges that await you

Under the authority of the division head, you will work as a certified evaluator in one and/or the other of the practice fields of your profession, as defined by the Ordre des évaluateurs agréés du Québec.

To this end, you will carry out any evaluation or appraisal mandate, negotiate any evaluation file with the taxpayer or their representative, draft any evaluation report, justification, studies, standards, procedures, project specifications, and simulation tests, and act as an expert witness in court.

If necessary, you will verify and control the data useful for defining your mandate, participate in multidisciplinary advisory committees, and advise and/or train staff within the scope of your duties.

More specifically, you:

  • Will identify and analyze the impact of any government and municipal laws or regulations, public services and utilities, and taxation;
  • Will analyze real estate transactions, determine market variation rates for any neighborhood unit, taking into account the similarities of comparable properties, for the purpose of estimating the most probable market value of any assessment unit;
  • Will analyze the replacement cost of the building, collect and verify data related to determining the economic factor, class factor, estimate the new value of the building, and calculate depreciation attributable to deterioration due to aging, functional obsolescence, and economic obsolescence (residual factor), estimate the cost of work that can correct deterioration and functional obsolescence to modify and renovate the building when necessary, all for the purpose of estimating the most probable market value of the property;
  • Will draft any study, standard, and evaluation procedure, set unit rates and inherent factors applicable to the entire evaluation process;
  • Will negotiate any evaluation file with the taxpayer or their representative and, if necessary, make any useful recommendations to municipal authorities in accordance with evaluation principles and standards.
The ideal profile for us
  • Member in good standing of the Ordre des évaluateurs agréés du Québec;
  • Bachelor's degree in administration (concentration in evaluation or urban and real estate management) or equivalent;
  • Six (6) years of relevant experience in the role, particularly in the evaluation of commercial, industrial, and institutional properties. Knowledge in the application of comparison methods and income through statistical modeling is an asset.
